BSAD 8780 REAL ESTATE FINANCE AND INVESTMENT (3 credits)
This course integrates commercial real estate finance and investment analysis. Emphasis is placed on evaluating income-producing commercial properties. Students analyze existing and proposed investments using dynamic financial models, discounted cash flow analysis, and risk assessment techniques. The course examines capital structures, debt and equity financing instruments, leverage, and underwriting practices commonly used in commercial real estate. Industry terminology, professional best practices, and the impact of governmental and regulatory policies on commercial real estate markets are also addressed.
Prerequisite(s): Admission to UNO graduate program AND completion of BSAD 8605 or BSAD 8630 with a B (3.0) or higher.
